An Energy Performance Certificate (EPC) provides an energy rating for commercial and residential premises.

 

As part of the EU Energy Performance of Buildings Directive (EPBD), all properties require EPCs upon construction, sale or lease. Existing tenancies do not require an EPC.

 

The purpose of an EPC is to provide a potential purchaser or lessee with information about the energy performance of a building. This is displayed in the form of a certificate similar to those provided when purchasing a new electrical appliance such as a washing machine.

 

An EPC will be valid for a period of 10 years and it is the responsibility of the owner, landlord or property manager to make a certificate available. Accompanying the rating certificate is a recommendation report that lists potential upgrades to the property to improve its performance and the approximate payback duration.
